Layout

Larger homes with desirable layouts command higher prices. Extra bedrooms and bathrooms also contribute to a higher asking price.
Upgrades

New kitchens, hardwood flooring, updated bathrooms all increase a homes perceived value.
*When doing renovations, make sure to get all necessary permits, and always keep the receipts!
Condition

Well maintained homes with all systems and structural elements in great condition signal to a buyer that a home has been well cared for. "Pride of ownership."
Ameneties and Features

Homes with special features like fireplaces, high-end kitchens or finished basements can increase value to the right buyer.
External Factors:
Market Conditions

Supply and demand drives the real estate market.
When demand is greater than supply, prices tend to rise, indicating a Sellers Market.
When inventory rises, prices will drop, indicating a Buyers Market.
Location Location Location!

The neighborhood, proximity to amenities, and overall desirability play a crucial role in determining a homes value.
Location is the one thing a Buyer cant change about a home, so if your located on a busy road, or near an airport, you need to factor this into your list price.
Comparable Properties

Recently sold homes "Comps" tell us what buyers are currently offering on homes like yours, as well as what sellers are willing to accept. Make sure to price against your active competition to make your home the "obvious choice" for a Buyer. Meaning, price just below the competition to encourage multiple offers.
Seasonal Trends

The Real Estate market experiences seasonal fluctuations, with higher activity during certain times of the year. Think, the week school starts and Christmas, as very slow activity.
*Important to know, the market is always good for someone. Slow listing activity, means less competition. The winter season is actually the best time for a Buyer to get a deal!
